Saturday morning I received a phone call from a reporter at Fox News 35 television.  She wanted to get some unbiased opinions about Amendment #1 on Florida property taxes. I've never been on TV before.  An interesting experience to say the least.

Regardless of how you feel about the candidates or the issues, please do not forget to get to your polling places and vote this Tuesday.  There is a lot at stake and typically non-November elections show a lower voter turnout.  That means each voter gets a lot more influence weighted by their vote because there are so few people willing to even go out and vote. 

The 2 main issues on the ballot for everyone in Florida to decide on are the Presidential primary election and the Amendment #1 property tax.  Many of the cities and counties have their own local races and local ballot issues as well.

The house is very close to getting completed.  I am estimating 1 more week and we will be completely done.  The For Sale signs are out in the front yard and a newspaper ad is running in the Orlando Sentinel for the next 4 weeks.  The ad is short and sweet "Orlando NW - 3/2/2 like new, no $$ down, $169900, owner/broker" then the property address and my cell phone number.  Cost about $190 for the ad.  Once we finish up the inside, the property will get listed and into the MLS, internet sites, and some targeted marketing.

Here are some of the latest photos.  There is not a whole lot of change from last week because we are still working on the final painting and the punch-out list.  You can see my For Sale signs in the front yard.  The only thing I don't really like is that we had to replace a bunch of roof shingles when we rebuilt the chimney, and as you can see they do not exactly match.  We did get an inspector to put in writing that the roof is free of leaks and that the roof is approximately 12-15 years old out of a 25-year roof life. Definitely cheaper than spending 5K+ on a new roof.  Landscaping goes in last.

The hall bath and the master both are mostly back together now.  Still needs a little touch up paint on the walls.

The kitchen counter tops - we had a little delay getting the order in.  They should be installed by early next week.  Then we will get the sink installed and order new appliances.

Whether you are for or against the property tax amendment known as Amendment #1, this has to irk you.  About 40 cities and counties in Florida have banned together along with the Florida League of Cities to send out a direct mail piece to get you to vote no.  Your property tax dollars are being spent on this direct mail campaign.  The Orlando Sentinel has called this mailer "the big lie" according to a recent article .  Radio station WDBO also has an article about this on their website.

The truth is for you to determine.  What I don't like is my tax dollars being spent to tell me how to vote.  That is a sorry use of my hard-earned tax dollars and again re-emphasizes how out of control government spending is.

Some of the local cities and counties involved include the cities of Oviedo, Lake Mary, and Winter Garden, and Seminole County.  I am going to let my county commissioners know what I think about their spending habits. I urge you to do the same.

Central Florida Realty Investors association (CFRI) is the largest such association in Florida.  In approximately 2 weeks, they will be hosting a fantastic educational and networking opportunity.  They have an incredible line up of 10 national speakers coming in to talk about all things real estate.  Definitely check out the speaker list.  Lots of high profile names there.

Today the Fed cut the federal funds rate a huge 3/4% . This is the biggest rate cut they have made since the the early 1990s.  You can read more about it in USA Today.  The announcement didn't seem to help the markets much as the Dow dropped below 12,000 and world markets have been having big sell offs as well.  This market has been quite a roller coaster.

The winners with the rate cut though will be people with business lines of credit, HELOCs, and credit card debt.  Rates on these should drop quite a bit.  I have a few outstanding lines of credit on my rental properties including the one I am using to fund my Flip This House transaction.  It is always darkest before the dawn as the old saying goes.

My mother-in-law has a cleaning service for houses and buildings.  Rates are very affordable.  She has been cleaning my rehab and rental properties for 7 or 8 years now and does a fantastic job!  Once I started using her services, I literally never cleaned one of my own properties ever again  - and I love that 8-)  .  She does sweeping, mopping, vacuuming, dusting, minor trash removal (no dumpster jobs), wiping down, bleaching, cleaning windows inside and out, blinds, kitchens and baths, etc.  Typical cost for a 1500 square foot or smaller house that needs medium cleaning is $125, but she will have to look at the job to quote you a definite price.
