Great deals on houses are everywhere

March was another great month for deals.  It hasn't been since the hurricanes of 2004 that I have seen so many great deals out there.  Sellers are dumping properties left and right, and savvy buyers are jumping in and buying them up.

    Some deals our firm was involved with in just the last month:  Pine Hills 4/2 for 72K. Lockhart 3/2/2 for 101K. College Park 2/2 for 115K. Poinciana 3/2/2 for 79K. Debary 3/1 for 95K.

These are great values people.  They can be flipped and still leave a lot of profit for an end buyer.  They can be rented out with a 90% Loan to Value mortgage and make a positive cash flow. 

Personally, I am on my 5th investment property since last September, so I put my money where my mouth is. 2 have been re-sold, 1 is for sale now, and 2 are pending and will be re-sold hopefully within the next couple of weeks.

Rob:  If only the media would concentrate on what a great buyer's market there is now... instead of all the weeping and gnashing of teeth they plaster all over the airwaves.  I heard a new term for all the negative publicity today.  Real Estate Pornography.  I think it fits.

I agree.  I've gotten many calls from investors (both Commercial and Residential).  I'm seeing some great deals.  I too wish the media would show just a bit of it to paint a true picture of the markets.

Great job you're doing Rob!  It's tough fighting the wave of negativity in the media, yet you are so right.  Buy when others are selling - name your price and new FHA guidelines helping first time homebuyers like never before.

Brian - I pay attention to the news, but try to analyze the whole picture.  If comps are selling for 150K and I can buy at 80K and get a positive cash flow, then it does not matter how bad things are.

John - It is a good time to buy.  Deals are everywhere, inventory is plentiful, interest rates are low, and sellers are motivated.  That's a great combo to me.

Way to go Rob!! There are some good deals out there. Are the homes your customers bought at the auction going to close? I heard the lenders were rejecting alot of the offers after the deal had been accepted. Is this true?

Was the $79,000 one in Poinciana the house with the funky garage door in V7?
